4) I would not want it in my collection.

Over graded, not DMPL or PL, flash photography has created artificial PL surfaces. MS64 at best. Run Away!

My thoughts also. It may not even reach PL depending what it looks like in-hand. Can't tell by the pics. It would be worth MS63 money to me though.
